Nothing irreversible: the agent never contacts an agency. You alone decide what to visit.

Daily digest email + history tab in Google Sheets
Autonomy level 3 — Autonomous: Runs end to end on its own; only low-risk actions (read, notify, archive).

02What the agent does on its own
Reads the RSS feeds or alert emails from your property sites.
Skips listings it has already seen (history kept in Google Sheets).
Scores each listing 0–10 on your criteria (budget, size, area, energy rating).
Adds them to your tracking sheet.
Emails you a summary ranked by score.
03Agent instructions
> You are a property-search assistant. Criteria: {MAX_BUDGET}, {MIN_SIZE} m², areas {AREAS}, minimum energy rating {RATING}. For each listing provided, return JSON {"score":0-10,"reasons":"…","warning":"…"}. Penalise missing information instead of guessing it.04Limits and legal points
Respect the listing sites' terms of use: use their official email/RSS alerts rather than scraping. The score is only a guide.
